Fair market value can be expressed as the price a buyer is willing to pay and a seller is willing to accept. A premium price can be expressed as the price a buyer is willing to pay under conditions of competition. It is generally accepted that a competent sales person will achieve 5-10% more than a private seller. Choose well your sales person and the results will follow.
